Adjoined garages neighbour knocking down his

Hi,

I have an adjoining garage with a shared wall in the middle. It looks like my neighbour without talking to me is going to knock down his side. He always goes on holiday while the workmen do the work!

the wooden beams for each garage overlay the wall in the middle to give support to the roof.

He has not done a party wall process and not discussed the work with us.

What rights do I have and what is the process?

I presume my house insurance covers me from any damage that he might cause.

Also if he changes the join then my felt roof will no longer be secured nor will the soffits be in place.

You also have a right of support, so nothing can be done which should affect your side of the boundary. Your insurance should cover any problems, and they would seek to recover any of their losses from your neighbour.

Do you have any way of contacting your neighbour?

Hi,

I am aware of the party wall act but there is no penalty for my neighbour ignoring it.

What is your neighbours intention beyond knocking the garage down?

Do you have full contact details for the workman, any reluctance on their behalf might give some indication of their credentials.

Providing everything is done correctly and the exposed face of the dividing wall is properly rendered the roof timbers correctly cut and secured and roofing felt etc all done correctly it could be to your advantage

Hi,
The act covers 2 areas:

Digging foundations
Working on the party wall.

The shared wall is clearly a party wall under the act and no work can be done on this without the proper process.... I believe.
