Another question Collaborate if you don't mind. The new residents only moved in last June. Is there sometimes a delay in registering the deeds. I got to the payment section and it occurred to me they may not have them yet?

Update. Trespasser sent me a letter offering me £125 in full and final settlement. He doesn't seem to realize there are legalities involved. I have sent him a letter saying he can have the land if he pays all the costs involved in transferring ownership to himself. Alternatively he can move the fenc...

I have incontrovertible proof in the form of a Rightmove photograph from when he purchased the property in 2013 showing the fence in perfect alignment with the ones either side. I don't think any potential purchaser would run for the hills arborlad. The boundary won't be a problem once the Land Registry documentation is correct. I don't believe I have a "poor grasp" of the situation thank you!

I was given the info from the Land Registry Mac. No we did not discuss dimensions but I was asked about the value of the land as apparently it has to be below a certain amount for a deed of rectification to be appropriate.

I don't mind a fence with a couple of doglegs. Having straight fences in a property I don't even live in isn't essential for me to be content in life. Option one as a resolution would be quite sufficient.
