Challenge the claim by your insurers that it is squatters rights. It certainly doesn't sound like it.

The new parking space and wall are all new issues i presume within the last several months.

Your insurance company is fobbing your off IMO

So your position is that the boundary is in line with the edge of your neighbours chimney, where it touches/meets your gate? Is it 4feet onto your property, or the 12 to 18 inches as said in your original post? Glancing at your diagram it does look like they have encroached onto your plot. Try and ensure that over time your surveyor keeps the same conclusion, or at least if it changes then there is a clear reason and explanation for that change.

It took several months to overcome the other sides objections to their expert actually meeting our onsite, so it's a bit disappointing to have FRICS qualified people telling me that the measurements i have taken aren't right.
