Thanks Mr Sheen, I`ve now locked the gates as none of the tenants own a car/ vehicle and the trespasser van has gone. I do however take on board your advice about tenancy agreements. Thank you for your help. atb.

Hi Mac/ all, They are decent folk but to ask a traveller this question might arise suspicion so i wont ask. They do have refuse bins though ? Anyway the traveller friends are not the question - the question is "Is living in a caravan on my own land possible" please. regards.

Yes we will keep the hedge although it is ruined on neighbours side and i`m told permanently due to such heavy pruning,- thats theirs to look at :lol:

Yes if its not law - ok (did i suggest it is against the law?) What i should have said was the farm where i go and the neighbouring farms were told to keep the hedge very low where the road continues but at the same time forks left or right tightly as it was a dangerous combination. Treeman i dont know if this is tree law/hedge law but they were strongly advise...

yes .many farms around here have done so but if any type of road junctions are around. the hedge would have to be very low indeed.

Someone with more knowledge of planning laws might help here but someone told me that planning permission is required to lay flagged areas for exactly these problems arising from rainfall.

Make sure the slabs are at least 150mm ( 1 brick depth) below your damp proof line (floor level) or it could cause the damp course to bridge and fail quite quickly.
