Why don't you just approach the owner of the registered land and ask if he will sell it to you for a reasonable sum? Much easier ! and you wont then have to wait 12 years ,after fencing and keeping the rightful owner or anyone else away , to gain title. You would not like it is someone took a piece...

Or demand that they install a hard line control button in your house. I disagree that it would not be a substantial interference to your right of way.
