Re: A further message to the moderators/owner

I presume the costs were offset by advertising but you’d have to be insane to want your adverts on this site right now.

A further message to the moderators/owner

From all the available evidence you’ve abandoned this site. It now resembles a bin fire. If you’re not interested in running it could you consider passing it on to someone who is?

Re: Dogs Loose on my Right of Way

I get the clear impression that there is a defined route for the ROW that passes along the rear of OP's garden. OP refers to it as "our ROW", which is incorrect as OP does not have a ROW over their own land. They have land burdened by the ROW. The obvious solution is to acknowledge that o...

Re: Does this site even have moderators?

Yet again the site has been spammed by third parties. As I look for signs of a moderator all I see is tumbleweed.

Re: Fence with T on our side extends past our boundary. Is it our responsibility to replace the entire thing?

You are not responsible for any fence that does not border your land. You might be responsible for a fence that does border your land if the deed explain that the T marks mean you are responsible, but not to the extent that it does not border your land.

Re: Fence/property damage from alleged encroachment

My parents have been dealing with difficult neighbours who have verbally abused and physically damaged their property. Last year my mum recently raised the fence on the exact existing line, with strict instructions to avoid any encroachment. The replaced fence ran the length of the garden (front to...

Does this site even have moderators?

In light of the recent spate of spamming posts on this site, which started a few days ago, are continuing, and have not been removed, it seems that the site has no moderation.

Can the site owners please come on here and explain what on earth is going on with moderation?

Re: Right of Access

Also, unless they've sent you much more than you've let on, they haven't yet made out their client's case. A proper letter before action will include all their evidence, including statutory declarations from those who can evidence 20 years use as of right. At that stage you can rebut. Such letters a...

Re: Entitled neighbour

Sounds like you understand the position perfectly. The HA can’t remove rights you have under the tenancy, thought when it’s up for renewal they could amend the tenancy to remove rights then, but they are in no position to restrict the rights of C.

Re: Advise needed

It might be her wall but to know that you will have to inspect her deeds to see that the T marks mean.

You too might have the right to hang your gate off the end post, but that doesn’t give you the right to attach anything else to the wall.

Re: Help needed

You need to post a plan. I can't make out the layout from what you have written.

Also please download copies of the title to each property from HMLR and post what it says about this plot of land.

Re: Dogs Loose on my Right of Way

Some of the more bonkers responses seem to have scared OP away. OP was concerned about dogs on their land. This is land the neighbours have a right to be on. They have a right to take their dogs with them, but no right to allow their dogs to stray beyond the ROW route. Assuming the path of the ROW s...
