Re: Trees damaging fence

That plant looks like a mature ivy, which in my book is a weed and generally problematic as it breaks up fences and even brickwork. The one I had was growing wild outside my back fence. It took many weekends to dig out all the roots and remove it entirely. I would chat with him about your concerns. ...

Re: Fence and a dispute

On Sat afternoon I managed to fit a new gravel board and cut a little of his mortar out so it would fit. I removed 3 featheredge boards from the middle and also another 3 from either end so I could access both sides of the fence to complete the job. The fence is no longer sagging and looks much bett...

Re: Fence and a dispute

My belief is the posts and fence panel/boards/centre post stump are on my land so any concrete that encroaches past the posts and in the way should not be there and I can remove some of the concrete to get the gravel boards in place. If the fence had been built correctly, this simply couldn't have ...

A fundamental problem here is your fence has been erected incorrectly, and to a poor standard.
How do you come to this conclusion?

Re: Unable to find Land Registry Price Paid info

No. The publication of sale prices did not happen until after that. You would have to have a connection to the property and a legitimate interest in seeing old documents held at HMLR. I don't know how long they'd keep it for. I see from this email exchange online an HMLR employee said price data wa...

Unable to find Land Registry Price Paid info

Hi, I was researching the plot of land my house was built on and I can see from the planning application that it came from a larger plot where a bungalow was sitting. It had a specific name (no street numbers). The planning application was to demolish this bungalow and build 2 houses on the same plo...

Re: Fence and a dispute

If that is the case then they are perfectly entitled to remove their wall, and you will be responsible for stopping your land spilling on to theirs. They should still not concrete beyond the original wall, so you will be within your rights to remove that bit that overhangs. Yes that's what I would ...

Re: Fence and a dispute

Hi @CherryBlack If you haven't done so, please check your deeds (and theirs if necessary - Land Reg, around £5) to see if there are any indicators as to the boundary 'responsibility'. Can you ask other neighbours what they deem as 'their' fences? Have you asked the developer themselves? Thanks for t...

Re: Fence and a dispute

Thanks both. I told the neighbour of the potential for criminal damage as he had nails in the fence and ran heavy armoured cabling on the fence. He's removed it now he says. He seems adamant that his mortar should be untouched. However I cannot fit a gravel board without removing some of it. The mor...

Re: Fence and a dispute

I think I will proceed by fitting the gravel boards from my side and chip away some of the concrete in the way (bolster and hammer job). I can fit a centre post from my side by removing some featheredge boards but that will probably sit on the concrete as I'm not going to remove it all (and the neig...

Fence and a dispute

Hi All, Between my neighbour and my house is a feather edge panelled fence with posts every 3m. The fences sit on a couple of gravel boards and have a centre post or stump to maintain the fence integrity. Our land is 25cm taller than theirs. I've placed metal inserts in some panels where I've notice...

Re: Class Q and Outbuilding development

Hi pilman, thanks so much for that, it was an interesting read. I also struggle with unknown element that planning may or may not be given, however I've come to the conclusion to make money on the investment you do have to be first with your planning application. That same piece of land if it had pl...

Re: Pillar/fence height issue

If he came on to your property to break down your fence then he's trespassed and damaged property. I would of called the police and requested compensation for a replacement fence. It seems some time has passed as he's now built something. Is his pillar on his land? Did he get planning permission (fo...
