It's an actionable nuisance to discharge the rainwater onto your property, along same lines as discussed here:

So what happens if the left owner, owning the land behind the right owner's wall, invokes the PWA to build onto the right half of the wall?

Can he just not do it?

Or would it only then become a party wall?

If he builds the wall adjacent to the boundary, the PWA still applies and allows him to place the foundations under your land. You will then be able to invoke the PWA and attach to it if you ever wish. Why on earth would you give extra space away? For goodness sake don't let him build on your side, ...

But she can't trespass without a valid reason. Abating an urgent nuisance is a valid reason. Something temporarily leaning against a fence is not.

A party wall can be on or immediately adjacent the boundary (a line of no width), so no fanciful suggestion, unless there is specific mention on ownership in the deeds.

I think it's more that 99% (random made up stat. alert) of people couldn't care less about a screw in the wall or a fence on the end. All these petty arguments are just a symptom of the way society is disintegrating...... LOL.

It is on the boundary, it cannot be anything else but party (just as the wall between the garages is implicitly a party wall).

As both properties had a common owner and they were sold like that, yes you have an implied easement to attach your fence to the wall (even if it isn't specifically mentioned in the deeds) and they cannot demand you remove it. Also, the garage wall is a party wall/fence wall, so yes minor attachment...
