Has exclusive rights and ownership you do not accept their thrests or claims .....that you actually believe all the houses have historic rights by...

Sounds more like the vendor of your house merely gave permission for the windows and has generously allowed access for maintenance ...permission given is also permission denied .....you need to be sure of exactly what happened ....

If you do replace the fence be very very sure that in writing and keeping copies that the next door agent landlord and tenants are strongly warned its your fence (installed under protest solely to protect your tenant and child from the dog which isactually legally the responsibility of their dog own...

Sorry but the new tenant next door has a dog ...it is their full and total responsibilty to retain their own dog I would tell your agent this in no uncertain terms and as for your tree so long as its roots are not causing issues your not forced to do anything to apease this new bully tenant next door

I believe that if you have used and tended the area uninterupted over the course of 20 years and a day then you have prescriptive rights ....

Its possible there may be caveats to this ...you will need advice from a specialist land solicitor not just any old solicitor

Well if they injure some poor resident in their current speeding disregard for life its likely to cost the poor resident a lot more in terms of long term disability than it will cost these ignorant oafs who may well not even be insured

I noticed today that Wickes had planters with a trellis back for £18 However i think liveinpeace idea of using decking boards to make a planter is great and B and Q will even cut things to length for you so then you only need hammer and nails to knock up something suitable ....sure one of your frien...

Your not being unreasonable ...your neighbour is though .....i suggest you buy long metal troughs if you can ...about 1 ft in height ...make sure you buy clumping bamboos as they will be fine in them just keep them watered ,.......

Yes Live InPeace has a good point ...if you plant tall bamboo in long slim planters and install tall posts with fancy trellis up high between the posts you will have your screen and your neighbour can do nothinhg ....as for the hedge why not cut it right back to the stems and install a 2 metre fence...
