Sounds like your describing "linked detached " technically if it is your wall they likely have no right to attach anything to that wall without permission but ....very carefully check your deeds to see if theres mention of "shared boundary /party wall " as it may be a party wall

ROW are common in council properties and terraced properties and that should be known and checked by any competant solicitor If the buyers are using the same solicitors you used when you purchased its up to them ...you have to complete the SPIFF truthfully and you have to answer questions truthfully...

If he did a proper job he should have checked the deeds of all 3 houses
ROW is very often only recorded on one house

20 years of non use makes no difference ...unless the ROW has been formally and legally extinguished it still exists

Totally agree ...your neighbour is the one at fault ,,,his problem ,,,not for you to solve or pay out for surveyors

You already have the expense of putting in a fence ..make sure uts 2 metres( 6ft6) high not just 6ft

They start by claiming its your fence
Now they want to mive it 20cm cliser to you

Tell them in no uncertain terms the boundary is exactly as per existing fence and thats what needs replacing with 6ft height as per their covenant

Sure any good fencer can deal with him if needs be they are quite used to difficult neighbours

The simple answer is he cant move a legal boundary because he chose to install a window Check very very carefully all mortgage, insurances, credit cards, union memberships for legal expenses cover If your very sure of where the boundary is i would get a no nonsense fence to install a solid fence PDQ
