Be warned Bullies will not do face to face mediation and even if it was shuttle mediation and the medistor presents them with an agreement to sign they will refuse

The court may request mediation so its worth a try but dont waste money on a fruitless exercise

Cheaper to install CCTV and have proof of this idiots behaviour ....i certainly would not have installed trellis it would have been a 2 m /6ft6 in solid fence

Regretab,y bully neighbours try every trick in the book to cause annoyance frustration and downright damsge

The cuttings from the hedge especially hawthorn etc i too would be extremely annoyed about ...its downright inconsiderate

If the Electricity company laid a cable on your land it would be a minimum of 3 ft under

Ask your local council Buildings Inspector what the rules are for what your neighbour has done

Sounds more like the vendor of your house merely gave permission for the windows and has generously allowed access for maintenance ...permission given is also permission denied .....you need to be sure of exactly what happened ....

If you do replace the fence be very very sure that in writing and keeping copies that the next door agent landlord and tenants are strongly warned its your fence (installed under protest solely to protect your tenant and child from the dog which isactually legally the responsibility of their dog own...
