My property is tenanted. I think it was done last year. Apparently they work on oil rigs hence the delay in meeting up. In the meantime I've established my buildings insurance covers fences but I favour just taking it down if the meeting doesn't go well.

Arborlad - sorry but uploading images is beyond me. As suggested I decided to send a recorded delivery letter enclosing a copy of the title documentation and a photo of the fence from Rightmove when the offender bought his property. His seven days to respond is up tomorrow and we have heard nothing....

Constructed on site with posts and rails. It's mostly just a dribble rather than an obvious stream. None of the other neighbour's have moved their fences from the original boundary position as far I know. I haven't done anything yet. Still waiting for sight of the deeds.

Close board panels. He has replaced like for like. The posts were and are on my side so I assumed the fence was my responsibility but the deeds may tell me more.

Thank you everyone. I am just waiting for the solicitor to unearth the title deeds. There is a tiny stream - mostly a dribble - that is right on the boundary. I think he may have wanted a neat and tidy appearance on his side next to the fence and has possibly encroached onto my land in order to sink...

Think I will go down the route of a strongly worded letter first. I also need to tell him the property is tenanted by an elderly gentleman with a heart condition and not to make contact him. Will report back!

My thinking is that to act without any attempt to resolve the matter amicably might result in unnecessary confrontation hence my use of that word. I also feel he should bear the cost of restoring the fence to its correct position not me.
