I have checked both "title plan" and "title register". No further light is cast by looking at "title register".

Have we got someone "new" on board, hopefully legally-trained, that can assist please?

I just know I might be asked to "prove" that the largest verge cannot be "access road" precisely because of its unregistered status and hence want an answer to this besides "unregistered land cant be"....because the very first question I might get asked is "Who says so? What I think would be handy here would be references please specifically stating re the point that "unregistered land" cannot, by definition, be "access road". Has anyone got appropriate "chapter and verse" on that please?

I have checked the wording on my own Title Plan and its the same as the original deeds when house was built. Just re-checked my title plan and it shows whole with my bit edged round in red. In the corner is a stamp from HM land Registry with the words "filed plan" by that stamp. Doublechecked the title plan of owner of road and they have the same LR stamp in a corner with the same words "filed plan". Does ...

I wouldn't say that at all. Its not just semantics at all. For instance, when we describe items within our home, we don't mean "absolutely everything" when we talk about "furniture". "Furniture" means things like sofas, beds, armchairs. If we are talking about a fridge, freezer, washing machine etc ...

Thanks wood4trees. That does rather validate what it looks to me - and I'm not a car-driver. You obviously are and hence have thought of the further point re gate closing.
