row 2 feet land locked ,no land registrywidow disabled HELP

phew! my mother aged 88 war widow in same house 45 years alone.Family owned the cottage 121 years at least. Land registry have no knowledge of abode.

In the last year 5 developments have been passed completely surrounding her house. If the last development passes her last means of entry will be a private right of way which on developers deeds stipulate 2 feet wide right of way, which they acknowledge and will move to a 90 degree around houses. This will also double up as the back entrance to the new development . My mother just capable of walking 50 yards due to broken hip and leg over the last 8 years she refuses like a lot of her generation to ask for help and wants all the problems to go away back to the days when she knew everyone in the village

I live 100 miles away run my own business where do I start

Sorry to hear about your mother's problems - sorry I can't help. If you post this under "rights of way" you stand more chance of getting help.
