Landlords - which tenant would you prefer?

Calling any landlords out there.

I've been to view a property today and another family turned up to view at the same time.

We have both expressed an interest to the estate agents and have been told that our applications will be taken forward on the landlord's discretion.

The only information they've received from both interested parties is:

a) Professional couple with pre-school age children who are selling their home and will be completing on 3rd December. They want to move in approximately one week before completion. They are in the process of building their own home which they anticipate will be ready in maximum of one years time.

b) Family consisting of parents (only one working) and two teenage children. They have only ever lived in rented accommodation and wish to continue doing so. They have lived in their present house for 5 years and wish to live in this next house for probably a minimum of 5 years also. They would aim to move in last week of November.

Both parties are financially viable.

Question to landlord = which party would you prefer to offer the tenancy to?
