Not necessarily. And I don't believe we know conclusively that he hasn't already made such an application.

Re: Unregistered Land
Unless there is something we are unaware of - both claims (if made) would fail.

OK - This forum isn't the most helpful or friendly, so i will wait for the response from the Land Registry and post it on here (Good or bad) just so the audience can see. My conveyancer seems extremely positive that my application will be successful, but lets wait and see eh?

Hi M3man,
good luck with the AP1 application - I don’t understand why it’s been submitted, though, as it’ll fail unless there’s it includes some pertinent information that you’ve withheld from the forum (I’m not accusing you of anything).
kind regards, Mac

which bit covers off that you have been dealing with the land exclusively? I’ve seen the bit that says it’s open-plan...M3man wrote: ↑Thu Jun 14, 2018 2:17 pmWithheld? We know you've had a dispute with your neighbour, but your solicitor knows the details of that.
We know you've made an AP claim, but your conveyancer knows the details of that.
We know you were concerned about trees and you were given advice to protect them, but don't know if you followed it.
We know you were advised to erect a fence, but don't know if you did.
