Shed roof sawn off and new shed overhangs onto my land
So my neighbours have built a shed which directly abuts their wall.
They've sawn off a bit of the roof of the shed next door, and their roof overhangs onto my drive.
They have claimed that 'all houses in Wales own two feet of land outside their walls.
I have no idea what to do about this.
Any advice would be gratefully received.

Your shed shouldn't have been overhanging his land anyway. The same applies to him.
Ask him for the legislation pertaining to this 2ft ownership of neighbours land

Hared to make out which building you're taking exception to. Assuming the boundary is a straight line, both roofs appear to overhang.
I'd be concerned if I were the neighbour with the rusty roof that the newer property is apparently going to be draining rainwater on to their land.
There is a slight overhang. Prompt action is needed if the upset neighbour wants to get an injunction to force removal.
Begs the question though - whilst it was being built, why on earth didn't they object?
Who owns the shed next door? Presumably not you, or else you'd have referred to it as "my shed".

The current appearance of the unpainted fascia suggests that the building is unfinished.
The first thing to do would be to ask the builder if he intends to locate a gutter on the fascia so that rain water will drain off on to his own property.
Then the overhang is unlikely to cause any problems since that is a situation common throughout the UK.
As for the claim that 'all houses in Wales own two feet of land outside their walls", someone needs to find out whether the neighbour is growing magic mushrooms for his own consumption?

Yes, that rusty roof shed is not mine. But I think it has been there 'for ever'. It looks a very peculiar set up. The rusty shed is not yours, but the land in the corner, up to the wall, is yours? So your boundary with the rusty shed owner consists of a kind of wire grill that looks like the entrance to some kind of animal enclosure?
As long as the new builder sorts out a gutter and drains the water back to his side, there doesn't really seem to be a problem.

Oh, because the new shed they've built encroaches onto my garage forecourt. But they haven't finished it yet. When it is clad, it will sit 2 feet on my land. But she says that in Wales, that's OK because everyone owns 2 feet outside their walls.
